Fees to: Tenants

When you make an application to rent a property, Duffy & Company will ask you to come in to our office to collect an application pack and we will give you a breakdown of cost. This breakdown of cost will clearly show you how much you will need to pay up front for the property you have chosen and will be inclusive of VAT.

Holding Deposit: £500
Placed against the property and upon acceptable referencing and landlords agreement this will go to make up part of the deposit.

Referencing fee per applicant: £75
Carry out; identify, immigration/visa confirmation, financial credit checks, current or previous landlord, employers and character checks.

Guarantor application: £60
Carry out identify, immigration/visa confirmation, financial credit checks and proof of home ownership. (Only if required)

Contribution to tenancy agreement: £210
To draw up the initial tenancy agreement per agreement.

Renewal Fee: £60
Contract negotiations, amending and updating terms and arranging a further tenancy and agreement

Check Out Fee: £60
To attend, to check the property and contents to ensure the condition at the end of your tenancy.(Paid at the start of the tenancy)

Applying for a Duffy & Company rental property

Once you have decided you are ready to apply for one of our rental properties, we will need you to complete our application forms and to pay a holding deposit.

We will require the following information:

Photographic ID: Current passport and or Driving Licence.
Bank Statements: Last 3 months bank statements.
Pay slips: Last 3 pay slips (if applicable).
Utility Bill: 1 x Water/council tax/electricity bill in the last 3 months.

Once you have completed the application forms and returned these we can then begin the referencing process which will normally include.

References:

Current or previous landlord.
Current employer.
Accountant / Self assessment certificate. (self employed)
Character reference.
Credit check.

We fully understand that not everyone's situation is the same or straight forward and we always try and work through all situations whenever possible.

Initially Fees and charges:

Referencing fee per applicant £62.50 + VAT
Initial tenancy set up £175.00 + VAT
Guarantor reference £50 + VAT

What is the Referencing Fee for?

We have to carry out back ground checks and credit references and then prepare and draw up the agreements for the property and the fee also includes general in house administration costs . Additional charges may be made for a professional APIP regu-lated inventory, an amendment on the tenancy mid-term, or for an extension.

Whilst we try to ensure the above information is correct, there are times when changes to fees may apply in unusual Applications. Should this situation arise, we will inform you of the changes before you make the application.

Please be aware that by placing a holding deposit on a property and making an application to rent does not form a contract in anyway and the landlord has the right to reject an application. Holding deposits are non refundable should you withdraw from the application at any time or are unable to provide suitable references.
